Not Every Sale Becomes a Comparable in Sun City Lincoln Hills
One of our favorite local real estate voices, Ryan Lundquist from SacramentoAppraisalBlog.com, recently shared a post titled “Sales Don’t Always Become Comps.” His point was simple but powerful: just because a home sells doesn’t automatically mean it should be considered a comparable (comp) for determining value.
That message couldn’t be more important here in Sun City Lincoln Hills, where pricing is heavily influenced by model, condition, and location.

Why This Matters in Sun City Lincoln Hills
Our community is unique. We have more than 40 different floor plans, from Bridgegate cottages to Springcrest estates, and every model tends to carry its own value range. After 20+ years, some homes are beautifully updated with new kitchens, flooring, and bathrooms, while others remain closer to their original finishes. That variation makes a huge difference in price per square foot.
On top of that, location is everything here. A home on a golf course lot or backing to open space will naturally attract more demand (and higher prices) than one on a busier street or with a smaller backyard. Two “similar” sales on paper may not actually reflect the same market value if one has a view and the other does not.
What Sellers Need to Know
When you’re preparing to list your home, it’s tempting to look at the most recent sales and assume that’s your value. But here’s the truth:
- Not every sale is a true comp. Sometimes a buyer pays too much because they fell in love with a view. Other times a seller accepts less because they needed a quick sale. Those sales don’t always reflect market-wide value.
- Condition and updates matter. An Annadel with original carpet and counters will not command the same price as one that’s been remodeled.
- Location drives price. Buyers will pay a premium for views, privacy, and lot size.
This is why thoughtful pricing strategy is so important. We don’t just pull numbers—we analyze each model, compare locations, weigh updates, and factor in how buyers are behaving in the current market.
